About the HOA
  • What is an HOA?
    Homeowners associations (HOA) are legal entities formed to maintain common residential areas. These areas can consist of condominiums, town homes, single-family homes or a combination of all three. Associations have the authority to enforce and establish deed restrictions. Their purpose is to maintain community order and help homes retain their value.

     
  • Do I have to become a member in an HOA community?
    Yes. If you live in a community that has an HOA, membership is mandatory, as are the dues. Residents must adhere to maintenance and design standards established by the HOA, standards that go beyond city and local ordinances. HOAs have the authority to levy fines for rules violations.  The community benefits by maintaining or increasing property values.
  • Who manages the HOA?
    The HOA affairs are currently managed by unpaid resident volunteers.  This helps to keep the HOA annual fees to a minimum when there are volunteers within the community who are willing to do the work.

  • How can I learn more about the HOA?
    A monthly membership meeting is held on the last Wednesday of each month at the St. Andrews Church across from the GGE entrance.  All owners, occupants and agents are urged to attend.  It's a great way to learn more about the HOA as well as meet your neighbors.
  • Where do I find financial reporting for the HOA?
    The HOA financial reports can be found on the Document page on this website www.gulf-gate-east.com.
     

Complaints
  • My neighbor is not in compliance with the HOA deed restrictions. What can I do?
    You can always try to speak to the owner in person to resolve the issue.  However, complaints can be discreetly submitted to the HOA in writing via email at hoaboard@gulf-gate-east.com.  The HOA deed restrictions requires that your name will not be divulged in any way.  And the HOA will respond back to you with the action taken to resolve the issue.
  • My neighbors Dogs are barking all the time. Who do I call?
    The County Sheriff has a solid program to discreetly handle situations with pet owners.  The Sheriff requires the complaint to come directly from you and not the HOA.  Day hours:  941-861-9500  Night hours:  941-316-1201

Estoppel Requests
  • How do I submit a Estoppel Request
    Estoppel request can be send by email to hoaboard@gulf-gate-east.com .  You can attached your own form that we will fill out and return or we can provide you with our standard Estoppel letter.  There will also be an invoice for a standard fee of $75 per request.

Home Improvements
  • Do I need approval to paint my house?
    Yes, HOA Board and color committee approval is required for any exterior color of your property.  Even if you plan to re-paint the same color, you are required to have written approval prior to the start of work.  Color charts and approval form can be downloaded from the home page at www.gulf-gate-east.com.
  • Why do I need approval to re-paint the same color?
    This is because there are some colors in the community from long past that do not meet today’s standards.  Therefore, all exterior painting requires written approval to be recorded in the official records for each property.  Click here to download the home improvement application from the web site to fill out and submit with your sample.  It’s a very easy process.
  • Do I need HOA approval to paint the inside of my house?
    No approval is required by the HOA for any interior work, however we would advise that you check the county for permit requirements.
  • Do I need HOA approval to re-roof my house?
    Yes, HOA Board and color committee approval is required for all exterior projects except for landscaping & windows.  Even if you plan to re-roof the same color, you are required to have written approval prior to the start of work.  Color charts and the approval form can be downloaded from the home page at www.gulf-gate-east.com.
  • When do I need HOA approval for home improvement projects?
    Any exterior work to be done to the property except windows and landscaping require a home improvement submission and written board approval prior to the start of work.  You can download a copy of the Bylaws and Covenants form the home page of the website www.gulf-gate-east.com for a complete list of architectural requirements.

Home Inspections
  • How must I maintain my property to stay in compliance with HOA standards?
    The normal list for maintenance is as follows, however you can download a copy of the Bylaws and Covenants for a more comprehensive review.

     
  • When will my home be inspected?
    The HOA inspection committee will conduct a routine inspection of all properties in the community in January of each year.  Other inspections throughout the year will be conducted when complaints are submitted to the HOA for properties who are potentially out of compliance with the standards set forth in the HOA Bylaws and Covenants.
